What Will Your Money Buy You

You can live anywhere you like. When you have a number of options as to where you can buy your real estate, indecision sets in. Armour Heights or Vancouver Island? Dartmouth or Danby? In order to help you decide, we've laid out how much you can expect to pay for real estate here in Laval so you can judge the city on one of the most important facets in your decision making process: budget.

Small Houses

Many small houses here in Laval have a lot in common with Oakville homes for sale both in terms of style and in terms of price. There are quite a few new homes along with a large number of older historical homes. Together they form the average price. For a single story or bungalow home expect to pay in the vicinity of $237,000. For a standard sized two storey home you're looking at closer to $329,000. Both are detached homes with three bedrooms, which will generally have parking and a yard.

Large Houses

If you've ever looked at homes in Moore Park, Toronto you know that larger houses tend to be situated in the richest neighborhoods, which drives up the price even further. The same is true of Laval, where prices for homes a little larger than those above are often twice as expensive because of the neighborhood. A large two story house with 4 bedrooms and 2.5 bathrooms goes for an average of $437,000. Meanwhile, supersized houses like you'd see in Lawrence Park or Rosedale in Toronto with five + bedrooms and luxuries like atrium's or libraries, sell for an average closer to $630,000.

Town Houses

Town houses are the favored accommodation of urbanites who want to own properties that aren't a portion of a larger whole. Row houses and town houses are less prevalent here in Laval than in neighboring Montreal because it's less urban, but those that do exist go for an average of $233,000. For this price, which is similar to prices for Trinity Bellwoods real estate, you'll get three bedrooms, 1.5 baths, and a single car garage.

Condos

Just like more and more condos are popping up in Toronto suburbs like Mississauga and North York, condos are becoming increasingly popular in the Montreal suburb of Laval. A standard condo unit with two bedrooms, a small balcony, and building simple building amenities like a gym and parking, goes for an average of $206,000. Luxury units with extra rooms, en-suite laundry, and common facilities like a pool, go for closer to $374,000.
